Update: Casitas at La Mariposa
TVVA and BCNA were invited to participate in a meeting organized by the Planning Center and the developers of Casitas at La Mariposa on October 28, 2025. The objective of this meeting was to present the development plans and deliver a comprehensive overview of the proposed design.
A summary of the presentation is provided for your information:
- The amenity area has been relocated to avoid the flood zone, and the main entrance shifted west to add a roundabout, improving traffic flow, particularly for south-side residents.
- A new right-turn deceleration lane is proposed, based on updated traffic analysis.
- There will be a 30-foot natural buffer on the east side and a 30-foot minimum landscaped buffer on the south, using native, drought-resistant plants.
- Phase one includes a leasing center with notable architecture and signage.
- Archaeological protocols require artifact reporting, mitigation led by Westland consultants, with Tohono O’odham Nation support and adherence to tribal record sensitivity.
- Zoning condition 12 (CLOMR approval) has been fully met; any future significant changes will prompt an updated submission. Water retrograde features are incorporated into the CLOMR review process.
- The county requested a “no burn” hydraulic study, which was proactively completed and showed no increased floodplain impact under both 100-year and 500-year scenarios. Site grading will ensure safety above projected flood levels.
- Concerns about water flow towards Houghton Road were addressed by proposing a channel barrier to protect southern areas from potential flooding during a 100-year event.
- Eric Shepp, PCFCD, recommends closing Bonanza Road before the wash to enhance safety, making speed bumps potentially unnecessary. The city is considering closure and replacing informal parking with an official lot, while seeking resident input on speed bumps.
